		<description>There are rare exceptions though -and they shine like rubies, diamonds whatever. I met this broker on DholePatil Rd - Pune&#039;s downtown, near MG Rd-  a Bohra gentleman. He is a qaayda+kanoon man of 70s in every sense. The word &quot;professional&quot; fails to describe him. If he calls you at 4:15 means bang 4:15. No IST [+/-] 15 mins. Asks you to fill in a short form. And he will take you exactly to the places of your liking. If he doesn&#039;t have any, he will state it upfront (but it&#039;s very unlikely that he won&#039;t). Call him a pre-Internet era craigslist. It&#039;s not surprising, that when he took me to some houses, the owners insisted us on having a &quot;quick&quot; treat of tea-biscuits. &quot;Quick&quot; because they know the guy is a timetable on feet, plus the tea is always ready, because he has already informed them that we are coming at 4:30. This speaks a lot about his relation with his clients. 

Atanu, if you get a chance, do contact him. I forgot his name. But on DP Rd, somewhere on opposite side of the Jewish synagogue, there is an unused ramshackled kinda open space with some trees/houses in there. That area has a feel of Bombay&#039;s old little &lt;i&gt;wadis&lt;/i&gt; from Mazgaon. He lives there. If you do meet him, say my &quot;Hi&quot; to him :) will you ?

uspeed, u from Pune ? Nice city indeed. Lotsa buzz...&amp; colour. Plus I also like the city for the scarf-on-wheels fad :)</description>

Suhails absolutely correct.. and you have to bargain like hell.. :-D S/He&#039;ll claim that they have 5 different people queuing up for the same flat at outrageous rents. S/He&#039;ll try to rush you into the decision.. dont fall for it. 

And the commisson is 2 months rent *only* if your broker has to go through some other broker who is actually in charge of the property (they both split 1-1 months rent). If he hasnt, he will settle for 1 months rent, and even if he has gone through another chap, there are chances that he&#039;ll settle for 1.5 months.

		<description>Let&#039; say you are looking for a house of say N-star facilties (star can be, space, locality, proximity to bus/train stations, markets, rental amt etc).. Now the broker&#039;s strategy is to show you ten different N-2 houses so that you get frustrated with it. He very clearly knows you won&#039;t take it. Then he takes you to show the &#039;Ace of House&#039; from his list. Naturally by Einsteins theory of relativity, you will be elated to see even one house closer to N-star and might be enticed to take it. This is a common practice amongst all brokers. It&#039;s definitely not his waste of time as long as he knows he can stretch you. Most of them anyways don&#039;t have pretty much else to do. And it&#039;s some waste of your time, if you finally end up taking the house from him. This is India :), welcome back to it. FYI Craiglists for Bangalore, Delhi and Bombay is up and running. Never used it though.
